If you are looking to invest in 32nd avenue. Beware.
This is a review of my personal experience and for general awareness. So that none of you gets fooled by such builders.
Few years back I entered in a deal with this person Dhruv Sharma, Owner of 32nd Avenue. He proposed the deal to us. The deal looked good on paper. So we gave the token amount to him. After legal consultations we found that the goodwill of this builder is not up to the mark and the unit was not even marked properly with the government. Sensing shady stuff about their leasing rights. We tried discussing it with them.
He told us to end the deal and that token money will be refunded if we drop the deal.
On this premise we said fine to ending the deal. He kept giving us dates to return the token money. What Seemed like a nice visionary person ended up looting and doing fraud.
Do not fall for their sugar coated ads or good deals on paper.
They may be very good developers, But they are not value driven business people. And as someone dealing with them, I advise utmost caution. If its impossible to not deal with these people, I'd advise atleast be careful or you'll end up losing your hard earned money.
And no doubt 32nd avenue is a great development. But are the developers worth doing business with or investing. My answer would be Hell No.
